Most of Eleebana went up through the 1970s and 1980s, when ceiling insulation was fitted thin and walls were usually left empty. Decades on, that original material has settled and thinned, which is why west-facing rooms cook in summer and the heating struggles to hold in winter.

Eleebana is almost entirely freestanding houses, and the suburb grew fastest through the 1970s and 1980s as the subdivisions spread down from Warners Bay. Homes from that period were built to insulation standards well below what NSW recommends now, and most were built with nothing at all in the walls.
The land makes it more noticeable. Elevated blocks with lake views mean large west-facing windows and living areas taking the full afternoon sun off the water. Two-storey and split-level floor plans then push that heat upstairs, where the bedrooms are.

Most of it can be improved without a renovation.
